What we see most
On roofs of a certain age the felt splits at the eaves, so any wind-driven rain that gets past the tiles runs straight onto the wall plate.
Fifty years of frost eventually beats sand and cement. Re-bedding or dry-fixing is a job worth doing before a tile comes down.
Water rarely comes in where it shows up. Tracing it properly saves paying for the wrong repair twice.
