What we see most
Exposed roofs lose mortar bedding at the ridge and the gable end first. Dry-fixed systems hold up far better here than sand and cement.
Coastal air shortens the life of nails, clips and flashings, so slipped slates tend to arrive in batches rather than one at a time.
Timber fascias behind failing gutters rot quietly for years. Replacing the boards and the rainwater goods together is usually cheaper than doing it twice.
